60x60 Hangar in Good Condition

This is a 1997 built 60x60' (3,600 sq ft) "corporate size" hangar at Gnoss Field in Novato CA (about 30 miles north of San Francisco - in Marin County). It's one of the largest and newest hangars at the airport and was part of the airport expansion in 1997.  These rarely become available and is located in a great location.

This hangar is on the east side of runway 31 (with very easy access to the runway). It has 110 and 220 electrical service (numerous outlets too, spaced about 5-10 feet apart throughout the building and with multiple sub panels), plus water service (sewer is not available). The hanger was built by Metallic Building Corporation, and has a "Stack Door" that slides horizontally (from the center). The entry door width is 55'0" (when fully open) and the vertical door clearance is 16'0." The interior ceiling height is approximately 22, with skylights throughout. The building is big enough to store a midsize twin and two singles (although at one point we had three singles and a twin stored).

The hangar is located in a great location on the airfield (southeast corner, and about 400 feet from runway 31 and about 200 feet from a helipad). The hanger is on a month-to-month ground lease with Marin County (currently at $519 per month), with an approximate 2-3% increase per year (on average). The most recent property tax bill was $1170 (paid in late August 2025).

The hangar is in excellent structural condition, as is the main entry door and the two "man doors" on the north side of the building. The concrete is also in good condition (only a few minor surface cracks), but the floor could use a good cleaning and/or epoxy (or floor paint) resurfacing (see photos).

NOTE: All personal belongings, and the airplane will be removed prior to closing.
