Creating a Lease

The create-lease form on Hangar Direct is a single scrolling page with a live preview of the agreement document. The preview shows the same document your tenant will sign. This guide walks through every section of the form, from space category to the final confirmation.

Where to start

In the operator platform, open your location's Leases page and click Create Lease in the header. You can also start a pre-filled lease from other places: a lead's detail page has a Create Lease button that carries the inquiry details over, and a waitlist entry's Create Lease button converts the entry, completing it and linking it to the new lease.

The command palette (Cmd/Ctrl+K) also has an Add Lease quick action from anywhere in the app.

Space category and template

The form opens with two framing choices:

• Space Category: Hangar or Office Space.
• Lease Template: pick one of your organization or location templates, or choose Custom lease to upload your own PDF, which the AI reads and extracts into the form.

Templates carry your rates, deposit, late fees, and legal terms, so picking the right one pre-fills most of what follows. The live document preview updates as you go.

The core lease fields

Fill in the details of the tenancy:

• Aircraft and Tail Number.
• Tenant Name and Email.
• Hangar Requested (or Office No for office space).
• Start Date and Lease Term (Transient, Month-to-Month, Fixed-Term, Pre-Lease Hold, or a Custom term), plus End Date where relevant.
• Flags for whether the lease has already ended, is fixed-term, and whether it auto-renews.
• Deposit and Price.

Past start dates are allowed but get explicit confirmation warnings (Past Start Date / Lease Period in the Past) so a backdated lease is always intentional.

The additional details section covers the fine print:

• An early-termination fee, either a fixed amount or a percentage.
• Optional clauses to include in the agreement.
• Signature settings: whether the tenant must e-sign or review and accept.
• Legal terms.

Everything you set here appears in the live preview, which shows the agreement as the tenant will read it.

Preview, confirm, and what happens next

Click Preview & Create to see the finished document, then Confirm Lease Creation to create the lease. Your tenant handles their side from their Hangar Direct account: signing (or accepting), uploading any compliance documents you require, and paying.

After creation, a few tools help you manage the lease:

• Assign Lease (Leases page header): a drag-and-drop board for assigning leases to hangars, with fit and overlap validation.

• The Schedule page: a resource calendar of hangars and their leases. Drag a lease to move it, with a reason recorded.

• To cancel, open the lease detail, use the kebab menu → Cancel Lease (a reason is required). While a lease is winding down you will see a scheduled-end banner.
