Lease Templates and E-Signatures
Lease templates store your standard lease terms as a reusable starting point, and built-in e-signatures let tenants sign on the platform. This guide covers where templates live, what they carry, how signature requirements work, and how signature credits are billed.
Organization templates vs location templates
Lease templates exist at both scopes. In the operator platform, open Settings and you will find Lease Templates under the Organization · All locations group and again under each Location · {facility} group. Locations inherit the organization's templates and can override them with their own. This is useful when one facility has different rates or terms than the rest of your portfolio.
The templates page has All, Active, and Archived tabs. Retired templates stay on record without cluttering the picker.
What a template carries
A template packages the business terms you reuse on every lease:
- Rates and deposit.
- Late fees and grace period.
- Notice and renewal terms.
- A legal-terms PDF and optional clauses.
- A Require Signature setting.
When you pick the template on the Create Lease form, all of this pre-fills, and you only adjust what is specific to that tenant.
How signing works for the tenant
When a template (or an individual lease's signature settings) requires a signature, your tenant sees a Review & Sign Lease step on their lease page and signs in an embedded e-signing flow. There is nothing to print, and the tenant does not need a third-party e-signature account. When no signature is required, the tenant instead gets a Review & Accept step to formally accept the terms.
Either way, signing or accepting is the first item on the tenant's activation checklist, ahead of compliance documents and payment.
Your signature identity
The signature that appears in the Landlord section of your agreements is configured under Settings → Organization → Signature. If one facility should sign differently (a different signatory, for example), the location settings offer Override for this location.
Signature credits and plans
E-signatures consume signature credits. Under Settings → Signature Credits you will find a usage chart and a Buy Credits button. Extra credits are $1 each, and each plan includes a monthly allotment: the Free tier includes 1 e-sign credit per month, Premium includes 5 per month, and Fleet/Enterprise is sales-led.
If you run out mid-month, buy credits à la carte or upgrade your plan under Settings → Billing & Payments.
